What about the law of the tapu change?

The Turkish government has stop the law for the paraphrase of the Tapus. The government had decided to let circumscribe the Tapus of "Kat Irtifaki" (bar on portion property) on "Kat Mülkiyeti" (real portion property).
By the implementation of the law it was found out that it was not possible to carry out these paraphrases together with the whole household.
Now it stays empty to every owner to let circumscribe his Tapu. For the paraphrase on "Kat Mülkiyet" becomes the "Iskan" (residential authorization) is to be shown anyway.

 Can I put my property up for rental? What can I expect to get from renting?

There is the possibility, that you can rent your apartment or villa. The rent is dependent on different factors:
* Situation of the property
* Size and condition
* Season.
A large dwelling or a single house can be rented in the high summer time for €500 to € 1000. Importantly the situation in which the property is located is a factor that sets the price also the direction in which the property is facing can play a part. `Normal `dwelling in a city situation one can do for €350 to 500 € in the month letting. Over the whole year counted a rent of approx. can. 350 to 500 € to be monthly counted. If you would like to rent your property, you must inform the local municipality. Why should I contact a licenced real estate company?

Turkish Law stated in 2004 that all real estate agents must be licenced. The license one receives is given after some training and then taking the official examination at the Chamber of Commerce. This guarantees you a conscientious and competent support, which is individually co-ordinated with your needs, and which Turkish juridical system conformal functions, which ensure your security, that at a licenced company your interests are protected by law, this ensures that your purchase of real estate goes without any problems.

Because Active is one of the first estate agencies, which received the TSE certificate! The TSE certificate (Turkish Standards Institute 11816) gives you the correct security and applies to every single real estate agency and broker in Turkey, helping dust away the old fashion style, to a modern and professional legal practice under a new set of regulations and standards. Some real estate agents still think that they can sell a house together with a package at a better price than those agents that do have a licence. They give you a quote for the whole price of the purchase that can look very attractive. Everything looks good and respectable and arouses the impression that one has actually made a date with people from the real estate industry. You may then find that a customer has made a higher offer 4 weeks earlier at another agents office and now you have to get your money back. Who is going to help you? You have been doing business with someone that does not have the correct licence, if one at all. A TSE licenced company always supports you from the beginning to achieve that purchase and accompanies you during the purchase and after they will still be with you to ensure that you are secure with your new property. and also still after the purchase of your real estate for you will be there.

 Do I need a lawyer, who controls the legal procedure?

If you have gone to a TSE licenced and respected company for your real purchase, then a lawyer is not really necessary. TSE registered company has all the necessary controls for a purchase of your property, they can check who actually owns the property, they have access to the land register and can carry out other searches to establish if any penalties are on the property.

If you should want to buy your real estate at a company, which does not have a TSE license and you do not have a good feeling about it, then it is recommended that you talk to a lawyer about the purchase of the real estate.
In short Turkey has introduced an electronic system for the Tapu office. The real estate prices, which were specified by the respective municipalities, are stored now with the land register office on the computer. If a broker does not indicate the genuine value of a real estate, in order to have to pay fewer taxes, this is determined in the future directly. The value of a real estate is frequently too low indicated . The profit on the real estate sector is so high that each second is active by extra job in this area. If the value a real estate is not correctly indicated now, the officials of the land register office can recognize that directly. The dubious brokers are to be arrested immediately on the spot.

 How do I ensure 100% health insurance protection in Turkey?

Between European Union countries there are social security agreements, which regulate the medical treatment that can be obtained between each country. Pensioners, who do not live in their own country, but in another European Union country, are thus entitled to medical treatment. You should note however that you cannot fall back on this system whilst you are in Turkey. You must ensure that you take the appropriate safe-guards with your medical requirements. A Turkish citizens entering the European community has to have medical insurance. Therefore the same rules apply to an EU citizen entering Turkey; you must have adequate medical insurance for your needs whilst in Turkey. We always advise our customers therefore that they should take out a private auxiliary foreign health insurance. This should be tailored to meet the individual needs and to their own risks (chronic diseases). Inquire at your health insurance company about the benefits that apply to you and to ensure that you are fully protected when you are on Turkey.

 Are there possibilities for employment in Turkey for me? And how are the employer-employee relationships ?

The chances of a job to locate are small. The offer of jobs is far less than in Europe. In addition it comes that it is very time-consuming to submit the request for a work permit since numerous documents must be attached to this request. And the chances of success for a permission are in many cases rather to classify as small. For many job seekers their is only limited open places and also these jobs are seasonally limited. So the Turkish government has only a very small interest to grant to foreign employees a work permit.

Besides the foreigner should not ignore also the employer-employee relationships, which are still generally usual in Turkey also in the year 2007. The work times are far higher, than in most countries of Europe and the regulations pertaining to labour law as well as social achievements are by far under European standards. Also the attainable income amounts to only a fraction that can be had. in the UK to earn. Finally it is to be still pointed out that terms are to be compared such as co-worker guidance and motivation, however due to the Turkish tradition, in no way with conditions . So much the desire to work in Turkey understandably whereby most applicants their vacation impressions of the Turkish Riviera as measuring poles to reason put actual - a large disappointment is inevitable in almost all cases.

Since the exchange rate is never certain, you should aquaint yourself with the exchange rates at home. Check with your local bank what the present rates are. Also you should not change your money at home, but here locally. There are everywhere small exchange offices, which exchange your money to a quite favorable rate.
